Dubai real estate broker exam: format, passing score and how to prepare
Every applicant to the Real Property Brokers Register in Dubai must pass the brokerage profession test. Here is what the published rules say about the exam, what it tests and how to prepare for it.
Who must pass the exam
Bylaw No. 85 of 2006, Article 6(8), makes passing the brokerage profession test a condition of registration as a real estate broker. Article 6(7) adds the approved real property training courses as a separate requirement.
The official broker card service exempts three groups from the exam: individuals above 55 years of age, brokers with 5 consecutive years of service in the same real estate office, and start-up licence holders.
Exam format and passing score
The official pages publish no question count, time limit or pass mark. The worked sample questions in the 2024 Real Estate Brokerage Practice Guide come from two domains: real estate mathematics and laws and legislation.
Plan for a timed multiple-choice exam that mixes legal rules with calculations such as rent increases, commission splits and areas. Our mock exam runs 60 questions in 60 minutes, so you practise at a steady exam pace.
What the exam costs
The official broker card service lists the broker exam at AED 700 plus an AED 10 knowledge fee and an AED 10 innovation fee. The broker card itself is a separate fee.
What the exam tests
The exam follows the laws and rules a Dubai broker applies every day: brokerage regulation and ethics, off-plan sales and escrow, property registration and mortgage, leasing and rental disputes, jointly owned property, and real estate mathematics.
